Letting

We will let your property and collect rent for all instructions received by the end of May 2017 for the reduced fee of 5% (+vat and reasonable administration costs), and this rate will continue to apply for any subsequent renewals. For future new tenancies, our fees will be at our competitive standard rate of 7% (+vat). The usual additional landlord fees apply. We also provide a full management service if required (details of this and our reasonable fees are available under the Landlords tab). Legally before marketing can commence a property must have a valid EPC (energy performance certificate) and if you do not have one we can provide one for £80+vat (£96). The EPC will be yours and other agents can also use it whilst it is still current.

To be eligible for this special offer properties must have our To Let board (subsequently changed to Let) and allow full immediate marketing.

Selling

We will sell your property without charging a fee and cover the marketing costs (board, photographs, floorplans and both traditional and online advertising) without a cut off date whilst we remain sole agents.

Legally before marketing can commence a property must have a valid EPC (energy performance certificate) and if you do not have one we can provide one for £80+vat (£96). The EPC will be yours and other agents can also use it whilst it is still current.

The offer is valid for the first 10 properties we are formally instructed to market or until the end of May 2017 whichever is sooner. Instructions must be on a sole agency basis for a minimum period of 10 weeks thereafter you will have the option to take your property off the market or to change agents without charge. Alternatively, should you wish to instruct additional agents our multiple or joint agency fee of 1.5% (+ vat) will then apply.
